Hamilton House offers guests hosted bed and breakfast accommodation situated within a beautiful, heritage listed home surrounded by award winning gardens in the heart of Strathalbyn. Available for bookings are two bedrooms complete with their own en-suites and a guest shared lounge-dining room with a private entrance from the off street parking area. Unfortunately our B&B is not suitable for children.
Hamilton House is one of Strathalbyn's prestigious heritage listed homes. This freestone villa built in 1910 is a reminder of an enchanting era in South Australian history and is located in the heart of the Strathalbyn Township, being a short distance from the picturesque parklands and swimming pool.
We offer hosted accommodation that comprises of two Queen size bedrooms each with their own en-suites, a large air-conditioned lounge/dining for guests to relax in and a delicious Continental breakfast is provided daily, which guests can enjoy at their leisure. Off street parking is provided.
Visitors can wander our award winning cottage garden, relax with a drink and good book or take a five minute walk to the Soldier's Memorial Gardens and stroll across the delightful Children's Bridge or visit the 50 metre swimming pool or bowling club.
Walking south along Commercial Road will take you to the local shopping precinct of Dawson Street with banks, post office, clothes and coffee shops, bakeries and supermarkets. Walk east through the park and discover High Street with its restaurants, coffee shops, hotels, craft, antique and home wares shops.
Hamilton House is centrally located to all that Strathalbyn has to offer.

Hamilton House Bed and Breakfast is situated in the township of Strathalbyn, 57 kilometers from Adelaide, 15 kilometers from Langhorne Creek wine region and 23 kilometers from the regional centre of Mount Barker. At the gateway to the southern Fleurieu, Strathalbyn offers visitors all the amenities of a large country town together with nearby wineries and regional markets for visitors to explore.
If the Visitor Cancels their booking for a Product more than 30 days prior to the first date on which the Product was due to be supplied. AVS shall refund to the Visitor all monies paid in advance by the Visitor (including any deposit made)
If the Visitor cancels their booking for Product less than 30 days and greater than 14 days prior to the first date on which Product was due to be supplied. AVS shall retain 12% of the total price of the Product and refund to the Visitor the balance of monies paid in advance by the Visitor.
If the Visitor cancels their booking for Product less than 14 days prior to the first date on which Product was due to be supplied. AVS shall retain the amount of its commission (12%) and shall pay the balance of money held to the Operator. The Operator agrees that if following a cancellation it secures a new booking for the Product for part or all of the cancelled period it shall refund to the original Visitor the amount paid to AVS less a reasonable amount of costs or losses sustained by the Operator as a consequence of cancellation.
Once a sale has taken place AVS accepts no responsibility for a cancellation or double booking.
